“Merks” Commences the 2nd Stage Construction for the Project “Gaiļezera nami”


Construction company “Merks” has commenced the 2nd stage construction for the project “Gaiļezera nami”, within which before beginning of 2020 in Mežciems will be constructed three new 9-storey buildings with 96 apartments in total and well-established area.   

“We assess the market potential for new apartments in Riga as good. The request for modern apartments has been proved as high also in Mežciems, therefore less than a year after the putting into service the first stage, we have made a decision to commence the construction of the second stage”, says the chairman of “Merks” Management Board Oskars Ozoliņš. “Apartment purchasers in Riga more and more appreciate both – quality construction and convenience of the city infrastructure, at the same time wishing to be closer to nature. The Project “Gaiļezera nami” provides all of it at the same time, therefore we continue its development with no doubt.”

Closed parking lots, individual storage rooms and common use premises for storage of bicycles will be locate on the first floors of “Gaiļezera nami” buildings. 2 – 4 bedroom apartments with large windows will be available from the 2nd to the 9th floor, with areas of 63 – 109 m2. Buildings are designed with energy efficiency class B, which means low heating costs for apartment owners.

“Considering the market demand, in the buildings of the 2nd stage we have planned even more three room apartments – they will be available in both ways – very large and wide, as well as very compact,” tells “Merks” Real estate sales manager Dace Tumšā. “We can see that the region Mežciems, as the greenest part of Riga, is mostly selected as home for families with children, therefore apartment layouts are carefully reconsidered for different family needs. For example, there are designed spaces for wardrobes, and especially roomy wall cabinets, in wider apartments there are scheduled two sanitary rooms, but in the area several children playgrounds will be established.”

In the first stage of the project “Gaiļezera nami” there were three nine storey buildings built with 96 apartments, the most of which are sold already. Upon commencement the construction of the second stage there is commenced a booking of apartments also in new buildings. The average price for apartments is planned 1800 eur/ m2. Construction company “Merks” in this project takes roles of both –  it is a project developer, builder and warranty provider, undertaking a full liability for performed work and quality of used materials.
